What is a lot concept rendering?

A conceptual home placed on your actual parcel, rendered over the aerial I shoot that day. The buyer stops looking at dirt and starts looking at a house with a driveway, a footprint, and a view.
How much does a lot concept rendering cost?

$75 an image, or three for $200. One is already included in the $300 land session, so most lots need nothing extra.
Is the rendering misleading to buyers?

No, because it never pretends to be a photo. Every rendering ships clearly labeled as conceptual and paired with the untouched original, which is what California AB 723 asks for. Buyers see an idea, marked as an idea.
Can you render a remodel on a house that already exists?

Yes. A concept and renovation rendering is $60 an image. New siding, a cleared yard, a deck that is not built yet. Same labeling rules apply.
How long does a rendering take?

It ships with the rest of the shoot, within 24 hours. Renderings ordered later, off photos I already have, come back the next day.
